If you guys ever refinance your mortgage, try escrowing your taxes. Basically, they tack X amount of dollars onto your mortgage payment (like your taxes divided by 12)and put the money into an account. Then at tax time, the bank will take the money from the account and pay your taxes for you. You can do it with home owner's insurance too. Just a thought!
Don't know what we'd do without escrow! Can't imagine having to pay that huge chunk of money all at once! Hope you don't have to work too hard to get it paid!
I'm with Mary, gotta get that money escrowed, it's so much easier, because you don't have to think about it. If they won't let you add escrow to your mortgage, you could start a "Christmas Club" account just for taxes.

PS - According to my Dad's girlfriend (who is a title insurance agent) you can set up escrow at any time. Just an FYI!
